For Sellers
Selling your Elk Grove home
How selling a home works, from pricing to closing
A successful sale starts with understanding your home’s value and what buyers in your neighborhood are looking for. Here is what to expect.
The steps to selling your home
- Learn your home’s value. I prepare a pricing review using recent nearby sales, active competition, and your home’s condition and features.
- Prepare the home. We walk through the home together and focus on the repairs, cleaning, and staging choices that make the biggest difference to buyers.
- Professional marketing. Photos, video, a written description, and local promotion so the right buyers see your home.
- Showings and offers. When offers come in, we compare price, financing, contingencies, and timelines side by side so you can choose with confidence.
- Escrow and disclosures. California requires sellers to provide disclosures about the property. I coordinate inspections, appraisal, and deadlines so nothing is missed.
- Closing. The sale records with Sacramento County and your proceeds are released through escrow.
Seller questions, answered
How is my home’s value determined?
Value is based mainly on recent sales of similar homes nearby, adjusted for differences like size, condition, upgrades, and lot. Current competition and buyer demand also matter.
Should I make repairs before listing?
Some repairs pay off and some do not. Fixing items that would show up on an inspection, and simple updates like paint and lighting, often help. I can help you decide what is worth doing.
What does it cost to sell a home?
Typical costs include agent compensation, escrow and title fees, county transfer tax, any repairs or credits you agree to, and loan payoff. I can prepare an estimated net sheet so you know what to expect.
How long will it take to sell?
It depends on price, condition, location, and the market at the time. I share current neighborhood data with you when we set your pricing strategy.
